Buying a property on the South Shore
Looking for a home gets exhausting fast: the listings blur together, the good ones are gone in three days, and you start doubting your own judgement. Here is how an accompanied search usually works — the rest we figure out together.
How a search works
- We talkArea, budget, type of property — but above all what you will not compromise on, and what is negotiable. That conversation often saves months of pointless showings.
- Watching the marketAn effective search means following an area closely. We agree on how I keep you posted.
- ShowingsGoing through a property together means noticing what you miss on your own: the state of the roof, the drainage, traces of moisture, the noise at rush hour, what a wide-angle photo does not show.
- Looking at valueBefore talking about an offer, we look at comparable sales in the area. That is a conversation to have with the figures in hand.
- The offerPrice, conditions, deadlines, inclusions: each element is discussed, and each one has consequences. We go through them before anything is written.
- Inspection and notaryThese are the stages where questions pile up. We go through them together.
Buying your first home?
A first purchase means learning a whole vocabulary in a few weeks: pre-approval, down payment, pre-purchase inspection, seller's declaration, legal warranty. Those words are easier to explain in person than in writing, and there is no silly question in a transaction this size.
Call me. We take the time it takes.
Working in English
I work in French and in English, and that includes the parts that matter most — the brokerage contract, the promise to purchase, the conditions and the notary's questions. If you are more comfortable going through the paperwork in English, say so from the first call and that is how we will do it.
What people ask me most
How is the broker paid?
The terms are explained in full before any steps are taken. It is the first thing we go over.
Should I be pre-approved before starting?
It is worth looking at early. We talk about it in our first conversation.
Can I visit a property listed by another broker?
Yes, in the vast majority of cases. Call me with the address and I will tell you how we proceed.
Is an inspection mandatory?
It is not mandatory, but it is a subject we take seriously together before any offer.
Every situation is different. These answers give a general idea; the rest is worth discussing in person.
A question, a project?
Every situation is different. The simplest thing is to talk it through.
