What is your property worth?
That question comes up long before anyone thinks about selling. Here is what goes into answering it — and why it happens on site rather than on a screen.
What gets looked at
- Sales closed recently in your immediate area
- The condition, age and renovation history of the property
- The size of the lot and of the building
- Current demand for that type of property in the neighbourhood
- The particulars that actually weigh: orientation, parking, noise, a school within walking distance
Why not an automated tool?
Online estimators work from municipal averages. They do not know that your street is quieter than the next one, that your kitchen was redone last year, or that a comparable house sold above asking three doors down last month.
A figure set too high leaves a property sitting on the market. Too low costs money. Both mistakes are paid for, and neither is easy to undo.

Many owners simply want to know where they stand — sometimes years ahead, to plan a retirement, a refinancing or a division of assets. That is a legitimate conversation.

How is this different from the municipal assessment?
The municipal assessment is used to calculate taxes and follows a multi-year cycle. It rarely reflects current market value — we can go over that with your figures in hand.
Do you need to come to my home?
To give a serious opinion, yes. Actual condition, light, layout and renovations do not show up in a registry.
Does my information stay private?
Your information is used only for our exchange. We discuss that openly from the first contact.
